Private equity · Affiliated firm

Invest alongside Astamar Asset Management.

For accredited investors who want exposure to institutional-quality commercial real estate — large multifamily, shopping centers and income-producing commercial property — without managing it themselves.

The firm

A private equity real estate platform from the same founders.

Astamar Asset Management is a private equity real estate firm founded by Carlo Dupone, co-founder of Greenflash Realty. It acquires and manages income-producing property on behalf of investors through its Latitude Fund Series, offered under Regulation D Rule 506(c).

Where Greenflash helps clients buy and sell individual properties, Astamar is for investors who prefer to own a share of larger assets that are underwritten, financed and managed by a professional team.

Focus

What Astamar invests in.

Aerial view of an apartment community with a courtyard and pool

Large multifamily

Apartment communities of 100 to 200+ units where professional management, renovation and operating improvements can support steady rental income.

Storefronts in a sunlit neighborhood shopping center with palm trees

Shopping centers & strip centers

Neighborhood shopping plazas and strip centers anchored by everyday, service-based and necessity tenants.

Downtown San Diego and the waterfront at sunset

Commercial property

Other income-producing commercial real estate selected for location, tenant quality and long-term demand.

Objectives

Three goals behind every acquisition.

These are investment objectives, not promises. Every real estate investment carries risk, including the loss of capital.

01

Cash flow

Seek regular distributions from rental income generated by occupied, well-managed properties.

02

Capital preservation

Seek to protect invested capital through disciplined underwriting, conservative financing and real, tangible assets.

03

Capital appreciation

Seek long-term growth in value through improvements, stronger operations and a planned exit.

Who it’s for

Built for accredited investors.

Astamar’s offerings are available only to accredited investors whose status has been verified. In general, that means individuals with income above $200,000 ($300,000 with a spouse or partner) in each of the last two years, or a net worth above $1 million excluding their primary residence, among other qualifying categories.

Verification is completed independently through VerifyInvestor.com before any investment is accepted.

Retirement accounts

Using your IRA or 401(k) to invest.

Many investors fund private real estate investments with retirement savings through a self-directed account. Here is how it generally works.

01

Open a self-directed account

Open a self-directed IRA (traditional or Roth) with a custodian that holds alternative assets, or set up a Solo 401(k) if you are self-employed.

02

Fund it

Transfer from an existing IRA or roll over a former employer’s 401(k). Use a direct, custodian-to-custodian rollover to avoid tax withholding.

03

Verify & review

Complete accredited-investor verification and review the offering documents with your advisors.

04

Invest through the account

Your custodian signs the subscription and sends the funds. Distributions are paid back into the retirement account.

Good to know

Questions about retirement-account investing

General information only — not tax or legal advice. Talk to your CPA, tax advisor and custodian before investing retirement funds.

Often, yes, through a self-directed IRA or, if you are self-employed, a Solo 401(k). A specialized custodian holds the investment for your retirement account, and the account — not you personally — is the investor. Most employer 401(k) plans only offer a fixed menu of funds, so money in a current employer plan usually has to stay there unless the plan allows an in-service rollover.
