Guide

The details that decide a transaction.

Straight answers to the questions we hear most from sellers, buyers and owners in San Diego County and the Temecula Valley.

Selling

The seller guide

Pricing, preparation, disclosures and what to expect from listing to closing.

It covers our full listing service: pricing analysis, professional media, MLS and portal syndication, marketing, showings, negotiation, transaction coordination and escrow support. It is calculated on the final sale price and paid at closing. A transaction coordinator fee is disclosed separately in the listing agreement.

Buying

The buyer guide

Buyer agreements, financing, contingencies and the costs that are easy to miss.

Yes. Under current industry rules, a written buyer representation agreement is required before an agent tours homes with you. It sets out the services we provide, the term and how our compensation is handled. We walk through it line by line before you sign, and terms are negotiable.
How we represent buyers

Owning

Owning in California

Property taxes, Prop 19, transfer tax, ADUs, insurance and solar.

Under Proposition 13, the base rate is 1% of assessed value, plus voter-approved bonds and local assessments, so the total rate is usually a little above 1%. Assessed value is generally set at the purchase price and can rise by no more than 2% per year until the next change in ownership.

Due diligence

Inspections and reports common in our area.

General home inspection

Structure, roof, systems and visible condition. The foundation of every buyer’s investigation.

Wood-destroying pest report

Common in coastal San Diego, where termites and dry rot are frequent findings. Often requested by lenders.

Sewer lateral inspection

A camera inspection of the line to the street — especially important for older homes with clay pipe.

Roof, chimney and pool

Specialist inspections where the general inspector recommends them.

Natural hazard disclosure

Flood, fire, earthquake fault and seismic hazard zones, plus local and airport-influence disclosures.

Well, septic and land

For rural properties in the backcountry, Valley Center, Ramona and parts of the Temecula Valley.

HOA documents

Budget, reserves, CC&Rs, minutes and any pending litigation or special assessments.

Permits and records

Comparing what was built with what was permitted — additions, ADUs, conversions and solar.

Insurance and coastal rules

Insurability, wildfire risk and, near the coast, Coastal Commission rules on future work.
