Can I finance a rental without using my personal income?

Often, yes. DSCR loans through Strategic Equities qualify primarily on the property’s rental income rather than your tax returns. Bank-statement and portfolio programs are also available.

What about rent control in California?

The statewide Tenant Protection Act (AB 1482) caps annual rent increases and requires just cause for termination on many properties, with exemptions for some single-family homes and newer buildings. Some cities add their own rules. We review the rules that apply before you buy.
